The Macau New Neighbourhood (MNN) in Hengqin is in full swing as construction begins today. The project, which will have about 4,000 fitted-out residential units and other auxiliary facilities, such as retail, education, parking spaces, a health care centre, an elderly care centre and a community service centre, is expected to be completed in 2023.


The Government of the Macao SAR began the planning as early as 2015 to build a living community in Hengqin with the aim of expanding Macau citizens’ living space and providing more logistic convenience for Macau citizens who live and work in the Greater Bay Area (GBA), with the project name “Macau New Neighbourhood”.


Macau Urban Renewal Limited (MUR), a public company fully owned by the Government of the Macao SAR, is responsible for the delivery of this project.


Project Design

Situated adjacent to Xiaohengqin Mountain and a river, the layout design makes good use of the inherent surrounding landscape quality. There will be adequate distancing with the neighbouring buildings, with other auxiliary facilities well-integrated in the master plan. Good ventilation strategies have also been put into consideration to bring more fresh air and natural light into the residential flats.


There will be 27 residential towers, composited with environmental-friendly prefabrication practice, with 4,000 fitted-out units. Also, there are two main types of units, namely two-bedroom units (T2) and three-bedroom units (T3), among which, about 80 percent are T2 units. Each T2 unit has a gross floor area of about 90 square metres (equivalent to about 968 square feet), while each T3 unit has a gross floor area ranging from 100 to 120 square metres (equivalent to about 1,076 to 1,291 square feet).


Auxiliary Facilities

In addition, various municipal service and public facilities will be included in this new community, such as retail, education, a health care centre and an elderly care centre. All these auxiliary facilities and residential units will be completed at the same time in order to meet the needs of residents.


The site is just within a six-minute driving distance away from Hengqin border checkpoint. The provision of around 4,000 parking spaces for light vehicles would enhance the commuting convenience for residents there, and a shuttle bus service between Macau New Neighbourhood and Hengqin border can be put into operation depending on the actual needs of the residents. Home-owners are also eligible to apply for road access to Hengqin with Macau-licensed vehicles.


Project Progress

The quality assurance of the whole construction project will be closely monitored by an external third party. The duration of construction will be about three years.


MUR is now executing the construction of the project at this stage, and will announce relevant procedures for the purchase of the project's residential units in due course.
